Property Prices in Marbella

Marbella property prices are widely reported, but figures vary considerably depending on the source. Understanding why helps you interpret any number you come across — including the ones below.

Why Reported Prices Vary So Much

Three types of data are commonly cited, and they measure different things:

  • Asking prices (from property portals) reflect what sellers are listing properties for — often the most widely quoted figure, but not what buyers actually end up paying.
  • Registered transaction prices (from Spain's Land Registry statistics) reflect completed sales — generally lower than asking prices, and considered the most accurate picture of the market.
  • Valuation-based prices (from professional appraisers) reflect independent assessments, which can differ from both of the above.

A gap of 8–12% between asking and closing prices is considered normal in the current Spanish market. Marbella's gap has, at times, been reported as smaller than the national average due to strong demand.

Registered transaction data is generally the most reliable indicator of actual market prices, though it lags asking-price reports by several months due to how registrations are processed.
